Convention Center Renovation: traffic impact and financing

Miami Beach residents . . .  got a closer look at proposals for a major renovation of the city’s convention center and surrounding area. Two teams are competing for the project, which is expected to cost up to $1 billion. The teams discussed their plans at a meeting with residents Wednesday night at the convention center. The public got little new information about two hot topics: how to minimize traffic impacts to the surrounding neighborhoods, and how to pay for the public portions of the project. . . . Read more here: http://www.miamiherald.com/2013/03/27/3310394/developers-have-little-to-say.html#emlnl=Business#storylink=cpy

Miami Condo Boom is Back

Mish's Global Economic Trend Analysis: Flash and Fantasy; Miami Condo Boom is Back, Fueled by Foreign Buying: " . . . Prices are up nearly 25 percent from a year ago, according to the Miami Area Association of Realtors. How did it happen? Foreign, all-cash buyers like Venezuelans, Russians, Chinese, Canadians, and Brazilians. They were either looking for a safe-haven to park their money or were taking advantage of a weak dollar. Whatever the reason, they came, they saw, they bought. "It's mind boggling. I'm perplexed as to how all this can go forward this quickly," said Peter Zalewski of CondoVultures. PMG's Maloney has sold 100 of the 190 units he plans to build in his "Echo" development and that is without even breaking ground. The rest he hopes to entice with flash and fantasy, which is exactly what Miami is all about. . . . "

Bal Harbour Shops evolve

As the luxury market evolves, so does Bal Harbour Shops
" . . . The International Council of Shopping Centers last year deemed the Bal Harbour Shops the most productive luxury shopping center in the world. The 450,000-square-foot mall in 2012 hit a record with sales of nearly $2,730 per square foot — more than six times the national average. . . . Mitchell Kaplan, owner of Books & Books, says he feels a sense of loyalty to Stanley Whitman for recognizing the need for a local bookstore at Bal Harbour and allowing the store to remain without paying top dollar for the space. Kaplan looks forward to lunches with Whitman, who loves an audience to talk about the history of Bal Harbour, “Miamuh” and retailing. “Being with Stanley is like being with a walking history book,” Kaplan said. “I like to hear him talk about the early days of retail. He’s lively and interesting. In many ways he’s someone to emulate. Stanley Whitman is one of the giants in retailing, because he is in our midst, a lot of people might not realize that.”. . . Miami Beach Invitational Regatta for Farr 40s, March 13-16

Miami Beach Invitational Regatta - Farr 40s enter the spotlight
Sail World
A typically talent-laden fleet of seven boats has gathered in one of the world's greatest locales to contest the Miami Beach Invitational Regatta, being held March 13-16. This is the second stop on the United States circuit for Farr 40 class, coming two months after Quantum Key West 2013 kicked off the season. 'Miami is one of the few locations you can go and it never gets old,' said Geoff Stagg, longtime class manager for the venerable Farr 40 one-design. 'It's a spectacular backdrop for sailboat racing and it's absolutely impossible to beat the night life.' Peter 'Luigi' Reggio, arguably the world's premier professional race officer, will orchestrate the action with assistance of experience race committee personnel from Coral Reef Yacht Club. Reggio, with numerous America's Cup and world championship events on his resume, plans to complete 10 races during the four-day regatta. The Farr 40 World Championship was held off Miami Beach in 1998 and the class has been coming here almost annually ever since. Class veteran Jim Richardson has fond memories of Miami, having captured the first of three world crowns at that 1998 event. Richardson has also sailed Barking Mad to victory at this venue during Miami Race Week, the Lewmar Cup and the 10th Anniversary Regatta. . . .

Miami Condo Boom 2013

Miami Condo Loan Marks Milestone - WSJ.com: " . . . There's been improvement over the last couple years, but really, it's just within the last quarter that the overall sector has been turning," said Matthew Anderson, managing director at loan research service Trepp LLC. The return of bank lending in South Florida partly reflects the condo market's rebound from the wreckage of the housing bust. Sales and prices have recovered over the last two years, buoyed by interest from foreign buyers, many of whom use cash to purchase the units, according to Condo Vultures LLC. Sales in the broader South Florida market, including Miami-Dade, Broward and Palm Beach counties, fell to 29,058 transactions in 2007, but rose to 52,679 in 2012. In Miami-Dade County, where Sunny Isles Beach is located, the median price per square foot for condos fell to $107 in 2010. It reached $139 by the end of 2012, though still far below the $400 a square foot hit during the boom years, when more than 22,000 new units were added to the Miami market. But developers have noticed the recent market improvement. Currently there are approximately 2,000 units under construction, according to HFF. "Developers realize the next South Florida condo construction boom is just beginning," said Peter Zalewski, principal of Condo Vultures. "There is a tremendous pressure on every developer to get started sooner rather than later in hopes of delivering their units earlier than the competition. . . ."

Would-be convention center developers make pitches to Miami Beach residents - Miami Beach - MiamiHerald.com: "Both teams’ proposals focus on creating lush greenscapes and ways to connect the enormous convention center with abutting neighborhoods – things that residents at a prior public meeting asked of the developers. To do that, Portman-CMC, the team led by Portman Holdings, proposed several scenarios. In one, a diagonal plaza would grace the corner of the current convention center property, creating a string of parks to connect the center to the existing Miami Beach Botanical Garden and SoundScape Park. The design focused on creating shade through both the buildings and landscaping, which is basically nonexistent now. “This place is a black hole in terms of green, in terms of trees. We aim to change that," said Jamie Maslyn Larson, a Partner of West 8, the company partnering with Portman to landscape the project. West 8 also worked on Miami Beach’s SoundScape Park, which features free outdoor movies and audio and video feeds of performances at the adjoining New World Symphony."
