Miami condo market heats up - chicagotribune.com: "Circa 2003-2005, the Miami area was ground zero for condo mania, so intense was investor activity that the oft-heard joke was that the construction crane is the state bird of Florida. And when the national housing market crashed, it crashed first in Miami and it crashed hard. . . that bird is on the fly again. "There are 45 new (condo) towers proposed, with 7,600 new units," according to Peter Zalewski, founder of CondoVultures.com, which operates a realty company and a data firm specializing in the Miami housing market. One tower was recently completed, and five are under construction; developers are banking on most of the new buildings being ready about the time the older ones wind up their sales, according to Zalewski The buyers are coming largely from Latin America, with some from Europe, he said during a conference panel on the vacation-home market and in a subsequent interview. Generally, they're upscale units and the buyers are serious — they're putting 50 to 80 percent down, he said. "Some are buying just because they're wealthy (and seeking a place to stash their cash), and some buy out of fear," he said. . . . "
